SAN JOSE – A historic former cinema house in San Jose with a distinctive domed shape can make its debut with a new role on a very preliminary proposal, which is offered in the town hall.

The renovation is planned at the iconic Century 21 movie theater on 3161 Olsen Drive in San Jose, according to plans submitted by the Federal Realty Investment Trust, the developer and main owner of the movie theater’s site, adjoining properties and mixed-use neighborhood. of Santana Rowe across the street.

“The proposed project is the renovation of the existing Century 21 theater,” Federal Realty said in the proposal. “This project will include seismic upgrades, new mechanical, electrical and plumbing systems, interior construction, the addition of dormers and the addition of an internal floor level.”

This is a very preliminary proposal proposed by San Jose officials and is a plan that may not necessarily become a real development venture, Federal Realty officials said.

“We are starting the process of obtaining approvals to bring the building into a condition that can be considered reuse in the future,” a Federal Realty spokesman said in comments emailed to the news organization.

The exact nature of this possible use of the movie house is currently unknown, warned the real estate titan.

“We currently have no specific plans to reuse the building,” a Federal Realty spokesman said.

However, the real estate company has described some possible future applications for the long-lid cinema complex, according to the proposal.

Renovations and upgrades will be carried out in a way that creates a lot of flexibility for Federal Realty to choose a future role for the old building.

“The design team will include provisions to adapt the ability to maintain the use of an office, kitchen, cafe, gym and small data center,” according to the documentation.

Possible scenarios also include a performing arts center or restaurant.

“The project will renovate the existing structure and turn it into a three-story space by adding two floors to the dome above the ground floor,” Ryan Joyce Structural Design said in a description of the project, according to the documentation.

Federal Realty envisages a building with a bright, airy and well-lit interior, according to the concepts included in the proposal.

“The new dormers, located in the center of the dome, on the perimeter of the second level and above the entrance to the lobby, will provide a significant amount of daylight in the interior,” the proposal said.

The Dome Theater was built in 1964 and is located near the famous Winchester Mystery House. Over the decades, the former Palace of Cinema has screened blockbusters such as the original Star Wars trio, as well as some Indiana Jones films, along with newer hits such as Frozen.

The theater closed in 2014. That same year, the Century 21 movie house was declared a historic landmark of the city.

The domed building is next to a brand new modern office building known as One Santana West. It is also next to sites of future office buildings, which represent later phases of the Santana West complex. Santana Rowe is on the other side of South Winchester Boulevard.

The domed building currently stands at 19,000 square feet, consisting mainly of 18,000 square feet on the ground floor and 1,000 square feet on the second floor, where the projection booth was located.

The interior renovation efforts, which will produce three floors of the building, are projected on a total area of ​​29,000 to 34,500 square feet, depending on the final configuration of the interior of the structure.

The old structure of the film house is expected to be woven into the fabric of the developing Santana West campus on the corner of Winchester and Olsen Drive.

“Federal Realty intends to develop this historic building as part of a 13-acre mixed-use commercial complex,” according to the documentation.
